Gold Coast Pool Safety — What the Law Requires

Under the Queensland Pool Safety Act 2010, all residential pools on the Gold Coast must have a current pool safety certificate when the property is sold or leased. The Gold Coast has one of the highest rates of private pool ownership in Australia — with the combination of warm climate, lifestyle properties and resort-style homes, pools are almost standard across suburbs like Benowa, Robina, Helensvale, Hope Island and Burleigh Waters.

A pool safety certificate can only be issued by a QBCC licensed pool safety inspector. The certificate confirms your pool barrier meets Australian Standard AS1926 and Queensland's specific requirements for fence height, gate hardware, non-climbable zones and signage.

When Do I Need a Pool Safety Certificate on the Gold Coast?

  • Selling your property — required at settlement (or provide Form 36 disclosure)
  • New tenancy agreement — must be provided to tenant before lease commencement
  • Body corporate and resort pools — shared pools require annual inspection
  • Building a new pool — certificate required before the pool can be used

Certificates for private residential pools are valid for 2 years. If you're unsure whether your pool is compliant, our pre-inspection consultation ($99) is the most cost-effective way to find out before committing to a formal inspection.

Frequently Asked Questions

Do I need a pool safety certificate to sell on the Gold Coast?

Yes. Queensland law requires sellers to either provide a valid pool safety certificate at settlement or give the buyer a Form 36 disclosure. We recommend getting your certificate before listing to avoid delays or buyer concerns.

How long does a Gold Coast pool safety inspection take?

Most inspections take 30–60 minutes depending on pool size and fence complexity. Our inspector will call ahead to confirm arrival time.

What if my pool fails the inspection?

We provide a written Non-Conformity Notice detailing every item requiring rectification. Most issues are minor — gate latches, vegetation near the fence, fence height — and can often be fixed the same day. Re-inspection is $99.

Can you inspect on weekends on the Gold Coast?

Yes, we operate Monday to Saturday, 7am to 5pm, across all Gold Coast suburbs.

Do you cover Tweed Heads and the NSW border suburbs?

Yes. We cover Tweed Heads, Tweed Heads South, Tweed Heads West, Banora Point, Bilambil Heights and Terranora. Note that NSW pools follow NSW Swimming Pools Act rules — call us to discuss your specific requirements.

Do you service northern Gold Coast suburbs like Coomera and Pimpama?

Yes. We cover the full Gold Coast from Coolangatta to Ormeau, Pimpama and Yatala — including all the newer estates in Coomera, Upper Coomera and Ormeau Hills.
