Do You Need a Pool Safety Certificate to Sell?
Yes. Under Queensland's Building Act 1975, if your Gold Coast property has a swimming pool or spa, a current pool safety certificate must be provided to the buyer at settlement. Failing to do so can delay or jeopardise your sale.
There is one alternative: you can disclose in the contract that no certificate exists. In that case, the buyer has 90 days after settlement to obtain a certificate at their own expense. However, most Gold Coast buyers and real estate agents prefer to see a certificate in place before signing — particularly in a competitive market.
How to Get a Pool Safety Certificate Before Settlement

- Inspection day — Our QBCC licensed inspector visits your property and checks your pool barrier against Queensland standards. The inspection takes 30–60 minutes.
- Report and certificate — If your pool passes, your certificate is lodged with QBCC and issued the same day. If repairs are needed, you receive a written report with exactly what must be fixed.
- Re-inspection if needed — Once repairs are done, book a re-inspection for $99. Certificate issued same day on pass.
When Should You Book?

What If My Pool Fails Inspection?
Around 30–40% of Gold Coast pools fail their first inspection — most for straightforward issues like a loose gate latch, vegetation within the non-climbable zone, or a missing CPR sign.
